Shopping Portal Palermo, Icon of Palermo Chico, Ends Activities Until December 2026 After Government Auction That Raised About 127 Million Dollars and Will Be Transformed by Consultatio Into Modern Mixed-Use Complex With Housing, Stores, Cultural Spaces and Public Areas Promising to Revitalize the Buenos Aires Region.

In 1996, Shopping Portal Palermo opened its doors in Buenos Aires and became one of the city’s most traditional shopping centers. After three decades of operation, the government decided to auction the land, which was acquired by Consultatio for about 127 million dollars and will cease operations until December 2026.

The closure of the Shopping paves the way for a billion-dollar mixed-use mega district in the area between Cerviño and Bullrich avenues. With an investment exceeding 350 million dollars, Consultatio’s project foresees housing, commercial areas, cultural spaces and open squares, reshaping daily life in Palermo Chico and forever altering the urban landscape of the region.

Thirty Years of History in a Shopping Symbol of Palermo Chico

For almost 30 years, Shopping Portal Palermo has been a part of the routine of residents and tourists in Buenos Aires.

Inaugurated in 1996, the shopping center became a meeting point in the Palermo Chico neighborhood, bringing together stores, services, and leisure options that helped boost the local economy.

More than just a shopping space, the Shopping eventually became a cultural and social reference. Families, young people, and visitors found in the location a structured environment, with galleries, internal squares, and easy circulation, which contributed to the sense of security and comfort in the area.

Million-Dollar Sale of the Shopping and Change of Course for the Land

The decision to cease the Shopping’s activities was made after a bidding process organized by the government, which made the land available to the private sector.

In this competitive process, Consultatio presented the winning proposal and took on the commitment to invest heavily in the transformation of the area.

The value of about 127 million dollars paid for the land demonstrates the strategic importance of the property, located in a valued area of Buenos Aires.

From this operation onward, the former Shopping ceases to be just a shopping center and becomes the basis for a large urban project aimed at different uses.

Billion-Dollar Mega District Will Replace the Old Shopping

Consultatio’s plan envisions the creation of a mixed-use complex where the current Shopping Portal Palermo stands.

The extensive area between Cerviño and Bullrich avenues will be redesigned to integrate residences, commercial areas, cultural spaces, and public gathering zones.

With an investment exceeding 350 million dollars, the company promises a contemporary architectural design, combined with landscaping that enhances green spaces and pedestrian circulation.

The idea is for the new district to function as a modern urban hub, combining housing, work, leisure, and culture in the same address currently occupied by the Shopping.

Impact of the Closure of the Shopping on Retailers and Workers

Until the definitive closure of activities, scheduled for 2026, stores located in the Shopping will have to leave the site and seek new locations in the city.

For many brands, this means renegotiating lease contracts, reorganizing inventories, and redefining strategies to stay close to loyal customers.

The challenge also extends to employees and service providers of the Shopping, who depend on the daily movement of customers.

In this scenario, there is a growing trend for some companies to invest in digital platforms and online sales to compensate for the loss of physical visibility after the deactivation of Portal Palermo.
