The new price represents an increase of approximately 56% in just 11 months. If negotiated for a value close to the asking price, the mansion will increase by more than 50% the highest price ever paid for a residence in the city.

Wayne Mansion underwent restoration and modernization

The current owner bought the house with the intention of living there, but decided to put it back on the market after plans changed. Before the announcement, a series of structural and aesthetic improvements were made.

The interventions included the installation of a new sewage network, reconstruction of the plumbing, modernization of climate control systems, waterproofing of decks, and complete landscaping renewal.

A restoration was also carried out to recover original features of the 1928 interiors. Decorative elements added in the late 1990s were removed during the process.

This is the first time since the 1990s that the property has appeared publicly on the market. At that time, it was negotiated for $4.4 million, about R$ 22.5 million.

The mansion is located on South San Rafael, considered the most prestigious avenue of large properties in Pasadena. The tree-lined corridor is situated above the Arroyo Seco and features residences built primarily during the 1920s.

The asking price includes approximately 1,734 square meters of built area. The house has seven bedrooms and 11 bathrooms, divided into three full bathrooms, four half-baths, and four units with a shower, toilet, and sink.

The gated property occupies almost 20,235 square meters. The outdoor area features century-old oaks, large lawns, landscaped gardens, and views of the Arroyo Seco.

The property is close to the Rose Bowl but remains set back and protected, offering a private environment. Available structures include a pool with a natural rocky appearance, a private cinema room, and a pickleball court.

Mansion appeared in Batman, movies, and series

The facade of the Wayne Mansion was chosen by Batman producers to represent the residence of Bruce Wayne and his family. The series starring Adam West used the property only for external shots.

One of the most famous images shows the Batmobile descending the main entrance. The internal scenes, including the fire poles hidden behind a bookshelf, were filmed at the Culver City Studios.

Despite the stories repeated for decades by fans, the property does not have a Batcave. The mansion should also not be confused with the former residence of Armand Hammer, located on the same street and destroyed by a fire in 2005.

Besides Batman, the property appeared in the movie Bridesmaids, representing the house of Helen Harris III, a character played by Rose Byrne. One of the scenes was filmed in the garden during the character’s bridal shower.
