Delivery of 236 apartments in the Center of São Paulo brings together families affected by fires, collapses, and precarious occupations in a residential area near the subway, with two bedrooms, leisure areas, and municipal investment that expands the housing policy in neighborhoods with consolidated infrastructure.

The São Paulo City Hall delivered, on July 8, 2026, the 236 apartments of the Parque Dom Pedro Residential, in Liberdade, central region of the capital, to families served by municipal housing programs and removed from precarious properties and occupations.

Among the beneficiaries are 158 family units that lived in the Wilton Paes de Almeida Building, destroyed by a fire followed by a collapse in 2018, as well as residents of the Gusmões occupation, the former Moinho Favela, and Paraisópolis.

The inauguration took place one day after the municipality delivered another 296 homes in Mooca, also in the central region, expanding the offer of popular housing in neighborhoods close to public transport, commerce, public services, and job opportunities.

The Parque Dom Pedro Residential received an investment of R$ 49.2 million, fully funded by the municipality, and was made possible by the Acquisition modality of the Pode Entrar Program, which allows the administration to incorporate developments produced by the private sector.

Wilton Paes families form the largest group served

The distribution reserved 158 units for families affected by the Wilton Paes de Almeida collapse, while another 76 were allocated to residents of the Gusmões occupation, located in the central area and affected by a fire in 2025.

The two remaining units addressed specific situations: one apartment was delivered to a former resident of the Moinho Favela and another went to a family from Paraisópolis, according to the division announced by the City Hall during the ceremony.

Upon handing over the keys, Mayor Ricardo Nunes stated that each beneficiary carried a journey marked by waiting and difficulties and declared that the move to a permanent home could represent a transformation in the living conditions of these families.

“Today, 236 families are receiving their apartments, but each one here has a story,” declared the mayor, highlighting that the properties were prepared to offer a permanent solution to the groups included in the municipal housing programs.

The municipal housing secretary, Diogo Soares, stated that the location was one of the main factors considered in the project because it allows for the integration of housing, access to transportation, public facilities, services, and job opportunities in the same region.

Apartments have two bedrooms and leisure areas

Built on Rua do Glicério, the residential complex includes apartments with areas between 34.9 and 42.2 square meters, all consisting of two bedrooms, living room, kitchen, bathroom, and service area, according to the characteristics released by the municipal administration.

The shared structure includes a party room, game room, playroom, study room, gym, and playground, as well as a leisure area installed on the rooftop for use by residents and their families.

The address is also close to the Sé, Liberdade, and Pedro II Metro stations, which expands transportation options to different regions of the city and facilitates daily access to schools, hospitals, shops, and services.

For the City Hall, the implementation of affordable housing in an already urbanized area reduces the distance between beneficiaries and the necessary facilities for daily life, preventing the housing policy from being concentrated only in neighborhoods far from the center.

Housing policy advances in the central region

Since 2021, ten housing developments have been delivered in the central region, with a reported total of 2,286 units, of which 1,262 were completed in six residential complexes finished between 2025 and July 2026.

Throughout the city, the administration declared to have delivered more than 12,700 units between 2025 and July 2026, raising the number of available homes to 20,600 since 2021, while another 40,000 remained under construction.

Residents report change after years of waiting

Among the new residents is elderly caregiver Lauane Stefani Silva de Santos, 30, who lived in Wilton Paes de Almeida and will move into the apartment with her daughters Eloísa, 12, and Isadora, eight.

Lauane stated that the delivery ended a long wait that began after losing her former home in a fire and described the move as an achievement for her and her daughters, who will now have a permanent address.

Also a former resident of Wilton Paes, Cristina Rosalina dos Santos, 43, received a unit to live with her children Ivanildo Jacinto da Silva Filho, 24, and Maria Izamile, 21.

According to Cristina, the property represents the possibility of no longer compromising part of the family income on rent, as well as offering greater stability after the years of uncertainty faced since the building collapse in the Center.

The administrative assistant Bruna da Silva Rocha, 23 years old, left the Gusmões occupation and received the keys to the property where she will live with her parents, sisters, and nephew, bringing the family together in the same apartment.

“It feels like I’m still dreaming,” said Bruna during the handover, recalling that she has always lived in a community and that the move to the residential represents an achievement that previously seemed distant for her family.

Another beneficiary of the Gusmões occupation, the administrative assistant Tainá Rocha, 29 years old, stated that she hopes to provide her children with a routine with more tranquility, housing security, and better conditions to organize family life.
