Maraey Complex begins construction in Maricá with an investment of R$ 4.5 billion, unprecedented hotels in Brazil, 392 luxury residences, environmental actions, urban infrastructure, and the forecast of thousands of jobs
The Maraey tourist and residential complex is beginning to take shape in Maricá, in the Metropolitan Region of Rio de Janeiro, with a planned investment of R$ 4.5 billion over the next three years. The project includes unprecedented luxury hotels in Brazil, 392 high-standard residences, urban works, environmental actions, and the expectation of generating thousands of jobs.

Project advances after more than a decade of disputes
According to Brasil 247, the Maraey construction will begin this week, after more than ten years of legal disputes and licensing processes.
The project was made possible after obtaining the necessary environmental and urbanistic authorizations for construction.

The area is within an Environmental Protection Area, which made licensing one of the central points of the project. The complex’s developers state that the occupation will be restricted to 6.6% of the total territory.
According to the informed plan, 81% of the area will remain preserved, with protection of restinga and Atlantic Forest ecosystems. The project also plans for the regeneration of 270 hectares of vegetation.
This recovery would represent, according to the developers, a 32% increase compared to the currently preserved area. The implementation of an Environmental Reference Center is also planned.

Luxury hotels and exclusive residences are at the center of the project
Maraey will have three hotel developments with no similar units in the Brazilian market. The complex will host the first Ritz-Carlton Reserve in South America and the first JW Marriott with an all-inclusive system in the country.
Another highlight will be the Rock in Rio Autograph Collection, a themed hotel inspired by the music festival. The proposal positions the hotel sector as one of the pillars of the development in Maricá.
In addition to the hotels, the project includes 392 high-standard residences aimed at the luxury real estate market. The combination of tourism, housing, and services seeks to create a new economic hub in the municipality.
The complex also includes a university specializing in hotel management, developed with the support of the EHL Group. The institution is internationally recognized in the field of hospitality.
For the creators, professional training within the development should support the tourism operation and expand opportunities related to the service sector.
Urban works include roads, access, and sanitation
The development of Maraey occurs in partnership with the Maricá City Hall and includes urban infrastructure interventions. Among them are new connecting roads between Itaipuaçu, the Center, and Ponta Negra.
The planning also includes improvements to access to the RJ-106 Highway. These works were presented as part of the integration of the complex with the local infrastructure.
In the area of sanitation, the project includes the implementation of sewage treatment plants. Sustainability measures related to the use of renewable energy sources are also planned.
Another announced front is the promotion of electric and hybrid mobility. These elements are part of the proposal to associate the tourist development with urban and environmental solutions.
Project foresees jobs, revenue, and tourist flow
The creators expect that Maraey will have a significant impact on the economy of Maricá. During the construction phase, approximately 9,000 direct jobs are expected.
After completion, the complex is expected to maintain about 4,500 permanent jobs. The positions will be mainly linked to tourism, hotel, and service activities.
The estimated annual revenue is about R$ 485 million in taxes. The development also projects the potential to receive approximately 500,000 visitors per year.
In the social area, the agreement includes actions for land regularization and urbanization of the Zacarias Fishermen’s Community, located in the region. Project executives state that residents participate in discussions about the interventions.
The CEO of Maraey, Emilio Izquierdo, stated that the project was designed to grow alongside Maricá, create opportunities, strengthen the local community, and produce lasting impacts on the quality of life of the population and the sustainable development of the region.
The mayor of Maricá, Washington Quaquá, described the start of the construction as a new chapter in the history of the municipality.
He emphasized that the project went through more than a decade of legal disputes and stated that the initiative could transform the local economy, with job creation and opportunities.
