2. Fill in Your Data and Household Income
On the next screen, the system will ask for the CPF, mobile phone, monthly gross family income, and the date of birth of the applicant. In the example, a monthly income of R$ 6,000 is used.
Based on this information, the simulator adjusts the available program options and the maximum amount that can be financed.
3. Choose the Type of Financing
The simulator will present three main options. For those who already have land, the ideal choice is “Construction on Own Land”.
For those who do not yet own land, they can choose “Land Purchase and Construction”, a mode in which Caixa finances the land along with the construction.
4. Compare the Results and Understand the Payments
In the example, with a property valued at R$ 200,000, the simulator indicated an initial payment of R$ 40,000 and financing of R$ 160,000, with a maximum term of 420 months (35 years).
Under the SAC/TR system, the first installment would be approximately R$ 1,521.75, decreasing over time to R$ 408.54. Under the PRICE/TR system, the installments remain fixed, with amounts close to R$ 1,207.86 from start to finish.
The SAC is recommended for those who wish to reduce the payment amounts over time, while the PRICE is better for those who prefer constant and predictable payments.
