Juliana Moreira explains the necessity of specific documents. “Even before starting the work, the developer needs to have the Real Estate Incorporation Registration in hand,” she states. This document ensures that the project complies with the current legislation.

Additionally, it is essential to present the draft of the condominium convention. The building permit, issued by the city hall, is also indispensable. Various certificates that prove the fiscal regularity of the work complete the list of requirements.

The specialist warns of a crucial point in construction and commercialization. “Although demolition can occur before full regularization, no unit can be sold without the legal procedures being formalized,” reinforces Juliana.

“It is common for the land to be prepared while the final documents are still in progress,” continues the specialist. “But the development can only be officially sold once the registration is approved.” This measure protects both buyers and the developer from future legal issues.
