In The Last Few Years, The Investment Scenario Has Changed And The Comparison Between Different Investments Has Become More Evident. From Real Estate To Government Bonds, Each Choice Presents Different Returns And Specific Risks. Therefore, Understanding How Each Option Performs Can Help Multiply Earnings And Shorten The Path To Financial Freedom.

Imagine Having R$ 1 Million Ready To Invest. One Of The First Ideas That Comes Up Is The Real Estate Market.

In The Last 10 Years, The Sector Recorded An Average Return Of Just Over 5% Per Year. This Means That A Property Worth R$ 1 Million Would Generate, After Taxes, About R$ 3,300 Per Month.

The Most Important Thing To Remember Is That This Calculation Does Not Even Consider Expenses With Renovations, Maintenance, And Real Estate Fees.

Additionally, A New Tax On Rental Of Properties Was Recently Created, Which Could Further Reduce The Investor’s Profit.

Many Believe That Real Estate Prices Always Go Up. However, Looking At The Facts, That Is Not Always True. In The Last Decade, During Some Periods, Prices Have Fallen Below Inflation.

Selic At The Highest Level In 20 Years

Another Option To Invest The Amount Is To Invest In The Treasury Selic.

Currently, The Rate Is At Its Highest Level In The Last 20 Years. This Attracts Investors Seeking Safety And Stable Returns.

However, This Rate Varies Over Time And Is Unlikely To Stay High For Many Years.

In The Last 10 Years, The Average Return Of The Selic Was About 10% Per Year.

When Taxes And Inflation Are Discounted, The Real Return For Each R$ 1 Million Invested Drops To Approximately R$ 2,750 Per Month.

Therefore, Although It May Seem Like A Good Short-Term Alternative, The Treasury Selic Does Not Guarantee Significant Earnings In The Long Term.

Comparison Of Returns

To Visualize Better, Consider Two Scenarios For An Investment Of R$ 1 Million:

  • Real Estate: About R$ 3,300 Per Month, Already Discounted Taxes.
  • Treasury Selic: About R$ 2,750 Per Month, Considering Taxes And Inflation.

Therefore, The Choice Of Strategy Makes All The Difference In The Final Result.

Cocei a cabeça, hj 1 milhão rende mais de 10k ao mês, um imóvel neste valor gira entre 3 e 5k ao mês qdo locado, e tem a vacância de várias meses as vezes.
