Parking space duplicator technology allows parking two cars where only one fit before, reduces pressure on urban parking, helps builders save space, and gains strength in condominiums, modern constructions, and real estate projects in large Brazilian cities

The lack of parking spaces in large Brazilian cities has put garage duplicators at the center of an urban transformation.

The technology, which allows parking two vehicles in a single space, is gaining ground in condominiums, real estate projects, and private garages.

According to Flavio Fornasier, CEO of Emaster Elevadores Automotivos, the solution is already impacting constructions, reducing costs, and increasing space utilization.

International origin and Brazilian adaptation

The technology of parking space duplicators emerged in Europe and Japan in the 1980s as a response to urban space limitations.

In Brazil, however, adoption began with imported equipment and advanced more gradually.

Later, according to Fornasier, the market demanded national solutions, as non-standard European spaces, variable ceiling heights, and larger vehicles made installation difficult.

Urban pressure accelerates demand

Currently, the high value of square meters in cities has made the solution even more strategic.

Building new garage levels requires excavation, specialized labor, and more construction time.

Therefore, the parking space duplicator appears as a more accessible alternative to expand parking without altering the main structure of the building.

Real estate market changes planning

Previously, the equipment was seen as an emergency solution for garages with limited space.

Now, however, architects and engineers are already including the duplicators from the preliminary design phase.

According to Flavio Fornasier, this anticipation improves the technical outcome and reduces costs.

Projects already consider structure, electrical, and height

Thus, the projects already consider adequate ceiling height, electrical infrastructure, and structural reinforcements, avoiding more expensive later adaptations.

New consumers expand usage

In addition to residential condominiums, vehicle collectors have also started to seek the technology.

In this case, the duplicator ceases to be merely functional and becomes part of the concept of a planned garage.

According to Fornasier, for collectors, the solution helps to care for, organize, and enhance the value of the vehicles.

Technical criteria require attention

Despite the advantages, the use of duplicators requires technical analysis before installation.

According to Fornasier, the recommended minimum ceiling height is around 3 meters.

However, to accommodate SUVs, the height may exceed 3.4 meters, as these vehicles have become more common in Brazil.

Installation depends on standards and maintenance

Additionally, the floor must be leveled, installation must follow technical standards, and the issuance of ART is necessary.

Also, periodic maintenance is essential to ensure safety and durability, which can exceed 30 years.

Dense cities reinforce the trend

The expansion of parking space duplicators in Brazil brings together urban, economic, and cultural factors.

In increasingly dense cities, the technology optimizes garages and changes the way developments are planned.

Therefore, more than a one-off solution, the equipment already influences construction, projects, and the use of urban space.

After all, in increasingly smaller properties and more contested garages, could doubling a parking space become one of the most valuable solutions in the market?
