The CEO of WTorre, Marco Siqueira, detailed to Metro Quadrado the first steps of this journey, which include robust projects in Goiânia and the interior of São Paulo.
The Strategy To Leave The Axis And Follow The National Market
The movement of WTorre is not random, but rather a direct response to the transformation of the Brazilian logistics landscape.
The growing demand for fast deliveries, which is already a reality in major capitals, is spreading to other cities. “It is a strategy that accompanies the national logistics movement. In São Paulo, we are already used to receiving orders on the same day, and this should be the reality in more and more cities, starting with the large ones,” Siqueira stated.
WTorre aims to strengthen its presence in locations where it sees this trend of accelerated growth in e-commerce and the need for high-quality logistics.
The company has already laid the groundwork for this expansion.
The developer has over 3 million m² of land already identified and with “some agreement with the landowner” for possible developments.
This demonstrates a long-term vision and the certainty that logistics is an area of continuous growth in Brazil, with potential in various regions.
Innovative Projects In Strategic Cities
The expansion plan of WTorre has already defined locations and robust projects underway. One of the major developments is in Goiânia and is in the approval phase.
The capital of Goiás was chosen for its strategic position as a distribution hub for the Midwest.
The project will have at least 80 thousand square meters of built area, with an investment between R$ 250 million and R$ 300 million.
Siqueira revealed that the reception has been positive in the local market: “The project has been positively received by potential tenants due to its quality, so one possibility is a flight to quality movement for our asset,” which means that companies are looking for better quality and efficiency spaces.
In addition to Goiânia, the developer is also working on two projects in the interior of São Paulo that total a considerable area.
The projects together total 100 thousand m² and will require an average of R$ 400 million in investment.
One of them is located in the Araçatuba region, an industrial and agribusiness hub, while the other is in Ribeirão Preto, one of the largest urban centers in the interior of the state.
The choice of these cities is not by chance, as both represent regional hubs with strong purchasing power and demand for modern logistics services.
Maintaining Presence In Consolidated Markets
Despite the focus on new frontiers, the developer will not stop working on projects in already consolidated markets, such as the important region of Cajamar.
The city, which is already one of the main logistics hubs in the country, remains strategic for WTorre.
The developer owns a one million m² plot of land in the city that has already been prepared and can host a development of about 300 thousand m². The city of Franco da Rocha
Even though there is no prospect of launching a project this year, WTorre demonstrates its long-term vision by announcing that it expects to utilize the area by 2027.
This indicates that the company does not abandon traditional markets but rather diversifies its operations to adapt to the new realities of the national logistics market.
The strategy of investing in different fronts, both in new hubs and in consolidated areas, reinforces WTorre’s position as one of the main players in the sector.
