With 15 Floors and 227 Apartments, the Marlin Royal Flat Hotel Was Abandoned in 1985 and May Finally Be Sold After Almost Four Decades of Being Idle in Maria Farinha.
On the beachfront of Maria Farinha, in Paulista, Metropolitan Region of Recife, an unfinished building dominates the coastal landscape. Known as the “abandoned building of Maria Farinha,” the structure was designed to be the Marlin Royal Flat Hotel — a luxurious development of 15 floors, with 227 apartments and penthouses facing the sea.
The work, initiated by the construction company Souza Luna S.A., was halted in 1985 after the company’s bankruptcy. Since then, the concrete skeleton remains as a mark of time, exposed to the sea air and abandonment.
Deteriorated Structure and Improvised Use
Erected on Doutor Cláudio José Gueiros Leite Avenue, just 200 meters from the Veneza Water Park, the building catches attention due to its imposing presence and the contrast between the nearly finished external structure and the degraded interior. Without finishing touches and with corroded pipes, the place shows decades of wear.

On weekends, part of the ground floor serves as an arena for paintball games. Nearby residents, especially teenagers, visit the building to enjoy the view. During a visit from the Marco Zero portal, three children — aged nine, 13, and 14 — were found on the top floor, watching the sunset. “We like coming here because the view from up top is great, and it’s very peaceful. It’s not scary to go up,” said the 13-year-old girl, revealing that this habit is common among young people in the area.
Expectation of Resumption
The Marlin Royal Flat Hotel currently belongs to a condominium formed by the former buyers of the flats. After Souza Luna’s bankruptcy in 1995, the development lacked direction. However, there are signs of change.
The condominium manager, lawyer Osvaldo Bastos, hired in September of this year, is leading negotiations to sell the building to a new construction company. According to him, two companies — Multitécnica and ACSL — have submitted purchase proposals. “There is no doubt that the building will be sold,” asserted Bastos, although the deal has not yet been finalized.
Inquired, the City Hall of Paulista informed that there are no records of IPTU debts associated with the property. Thus, the “abandoned giant” of Maria Farinha may finally find a new purpose after almost four decades of being idle.
