Between Hills, Olive Trees and Stone Houses, Radicondoli Tries to Stop the Rural Exodus with Generous Incentives: Up to 20 Thousand Euros for Those Who Buy Properties and 50% Discounts on Rent, Attracting Families and Foreigners to Start Over in Tuscany

Between hills covered with vineyards and stone houses, Radicondoli looks like a living painting of Medieval Tuscany. However, behind the charm of narrow streets and golden landscapes, the village struggles with a growing problem: the loss of inhabitants. To reverse the situation, the municipality decided to invest in people — literally.

Incentives for the Village to Attract New Residents

Since 2023, Radicondoli offers up to 20 thousand euros (about R$ 126 thousand) to those who buy and move into one of its vacant houses.

Additionally, there is an additional bonus of 6 thousand euros (R$ 37.8 thousand) to cover transportation, heating, and adaptation expenses.

In 2025, the program became even more comprehensive as it started to include tenants as well. Now, the local government pays half the rent for the first two years, until 2026.

According to Mayor Francesco Guarguaglini, more than 400 thousand euros (R$ 2.5 million) have already been allocated to the actions, which include subsidies for students, public transportation, and green energy.

Houses with Real Market Value

The mayor emphasizes the difference of the initiative from the famous “houses for one euro” programs. In Radicondoli, the properties maintain market value and quality.

The appeal, he explains, lies in the quiet life and the community spirit typical of the Tuscan countryside.

The options range from historic apartments to farms surrounded by olive trees. Many houses preserve original wooden beams and stone walls.

Prices range from 50 thousand to 100 thousand euros (R$ 315 thousand to R$ 631 thousand). Meanwhile, rents, which usually cost 400 euros monthly (R$ 2.5 thousand), drop to 200 euros with the subsidy.

To participate, buyers must remain in the town for at least 10 years, while tenants need to live there for four years.

Results and Goals

The plan has begun to yield results. Since 2023, 23 properties have been sold and about 60 new residents — Italians and foreigners, mainly Belgians — have chosen the village as their home.

The goal is to reach a population of one thousand, reversing the population decline that began in the 1950s when young people left the countryside in search of work in the cities.

Culture, Nature and Sustainability of the Village

Radicondoli also offers incentives to restore properties and turn them into tourist accommodations.

The municipality supports families with children, provides scholarships, and promotes cultural activities.

In addition to festivals and trails among the hills, the town is powered by geothermal energy, strengthening its economy and commitment to sustainability.
