Of the total, nearly half (R$ 550 million) was used to acquire the complex. In addition to ABC Paulista, three other Ford factories located in Taubaté (SP), Camaçari (BA), and Horizonte (CE), which recently closed, may have similar fates, swapping the industrial sector for services.
In addition to 13 warehouses, the area will also house a food court, market, and gym for employees and the public. The goal is for the construction to be completed between May 2022 and October 2023.

The area was purchased by the São José construction company in partnership with Áurea Asset Management. Mauro Silvestri, founding partner of the construction company, told Estadão that between 4 thousand and 4.5 thousand jobs will be generated when the complex is occupied. The Ford factory employed around 2.8 thousand people, the businessman compared.
The warehouses are expected to host metallurgical, systems, e-commerce, refrigerated food companies, and data centers.
Orlando Morando, mayor of São Bernardo do Campo, noted that Ford’s exit “resulted in a significant impact on ISS and ICMS revenue, but with the arrival of the new enterprise, we believe in recovery, with an increase in ISS.”
Interest in Other Ford Factories
With two enterprises in areas acquired from Ford, Silvestri does not rule out entering the race for the third, in Taubaté, where the automaker manufactured engines. “The future belongs to God,” jokes the executive. “We look, and if we identify an opportunity we can study,” he says. A few years ago, the group developed a residential lot next to the factory.
In ABC, Ford found a buyer more than a year after announcing the closure and after the automotive group Caoa backed out of the deal. Some equipment sold to third parties are still being removed. The new owners are waiting for approval from the city hall to start construction.

According to him, the city has a tax incentive program to attract new companies and maintain current ones. The Tax Incentive Law created in 2017 provides for a reduction of IPTU (Urban Property Tax) by up to 30% for companies that create new jobs.
