The mansion announced by Marcio Garcia nearly a year ago, valued at R$ 200 million, remains available. Located in Joá, West Zone of Rio, it is considered one of the most expensive properties in the country.
The property has already seen its price reduced. Initially listed for 50 million dollars, it soon dropped to 40 million. Even so, the negotiation remains stalled.
Cristiano Piquet, the responsible broker, insists that the delay is natural.

According to him, this market is practically unique in Brazil. Therefore, it is not uncommon for houses of this value to remain for years awaiting buyers.
Market Exclusivity
Piquet recalls that a mansion worth R$ 200 million may take three to five years to sell. In some cases, even longer.
This is because the number of genuinely interested buyers willing to close a deal is very small.
Furthermore, when a previously interested international buyer appears, the process tends to be quicker. However, this scenario is rare.

With 6,000 m² of built area, the residence impresses in every detail. It offers views of the sea and Pedra da Gávea, one of Rio’s landmarks.
The infrastructure is also a highlight. The space features a semi-Olympic pool, jacuzzi, cinema, nightclub, and gym.
There is also a mini-golf area, seven spacious suites, and no less than 18 bathrooms.
