Larry Ellison, co-founder of Oracle, and David MacNeil, founder of WeatherTech, closed deals totaling $67 million for a plot in Manalapan, Florida, to prevent a $285 million mega-mansion from being erected between their oceanfront properties, according to information released by the New York Post.

Billion-dollar purchase transforms land into private protection area

The property is located at 1960 S. Ocean Blvd., in Manalapan, and spans 1.6 hectares of oceanfront. The area was intended to host a 50,000 square foot mansion, approximately 4,645 square meters.

With the divided purchase, the land will no longer host the planned residential project. In practice, the area will serve as a separation strip between the large properties of the two billionaires.

David MacNeil paid $32 million for the northern part, which is adjacent to his property. Larry Ellison is expected to pay $35 million for the southern half, in a transaction expected to be completed in the coming weeks.

Mega-mansion could break records in the United States

The original project was led by developer and former mayor of Manalapan, Stewart Satter. He had purchased the property for $27.5 million in 2024.

The planned mansion had an initial price of US$ 285 million. If it were built and sold for that amount, it could become the most expensive residence ever sold in the United States.

The land had approximately 107 meters of frontage both to the Atlantic Ocean and the Intracoastal Canal.

There was also a 1,133 square meter residence on the site, built in 1989, which was later demolished.

Planned luxury included bowling alley, car museum, and wellness center

Satter gathered a team of designers, architects, and builders to develop a luxury property with various amenities.

The project included a bowling alley, car museum, wellness center, golf training center, and padel court.

There were also plans for extensive entertainment areas spread throughout the property, which extended from the ocean to the lake.

Despite the attention the project received, many interested buyers did not want exactly the finished house. The greater interest shifted to the land.

Buyers wanted the land, not the finished house

Nick Malinosky, a broker at Douglas Elliman, told The Post that buyers were asking if there was a possibility to sell just the land.

With this demand, the strategy changed. Last November, the mansion proposal was separated from the area, and the land began to be offered individually for US$ 75 million.

Malinosky stated that ultra-rich buyers preferred to build their own residential complexes, with their own teams and needs.

MacNeil also commented to the Wall Street Journal that it was nice to have extra space for his three Golden Retrievers to run.
