The federal government launched the program Reform House Brazil, which promises to boost housing improvements across the country. Starting on November 3, families from different income brackets will be able to apply for loans for home renovations with facilitated conditions and reduced interest rates through Caixa Econômica Federal.
With an initial investment of R$ 40 billion, the program aims to assist those who already own a property but need to make structural repairs, such as roof, flooring, electrical, and plumbing work, or even expansions and accessibility improvements.
The initiative seeks to tackle a historical problem in the country: the housing deficit that, according to the government, goes beyond the lack of homes and includes the poor conditions of existing ones.

Two Financing Modalities According To Family Income
The Reform House Brazil program has been structured to assist families of all income levels, with different financing conditions based on monthly family income:
Families with an income of up to R$ 9,600: will be able to contract loans starting from R$ 5,000, with a repayment term of up to 60 months;
Families with an income above R$ 9,600: will have access to loans starting from R$ 30,000, with a term of up to 180 months, and rates defined by Caixa according to the requested amount.
The limit for monthly payments will be 25% of the family income, avoiding excessive debt. In addition, each family can only have one active operation at a time.
Interest Rates Vary According To Income Bracket
The interest rates of the program also follow income criteria:
Bracket 1: income of up to R$ 3,200 – interest starting from 1.17% per month;
Bracket 2: income between R$ 3,200.01 and R$ 9,600 – interest of 1.95% per month;
Above R$ 9,600: interest between 1.33% and 1.95% per month, with financing of up to 50% of the property’s value, respecting the R$ 2.25 million limit of the Housing Finance System (SFH).
These conditions make the program one of the most accessible financing options for those looking to renovate without compromising their household budget.
What Can Be Funded By Reform House Brazil
The released funds can be used for:
Purchase of construction materials;
Payment for labor;
Technical services, such as project development and supervision of works.
The idea is to ensure that renovations contribute to the safety, comfort, and valuation of properties, while also stimulating the local economy and the construction sector.
How To Register For The Caixa Program
The process will be 100% digital, facilitating access for families throughout the country. The process can be done through the Caixa app or the official website of the bank starting November 3.

4-After approval, sign the contract digitally;
5-Send photos of the property before the renovation;

Sources Of Funding And Goals Of The Program
Of the R$ 40 billion allocated to Reform House Brazil, R$ 30 billion will come from the Social Fund, aimed at families with an income of up to R$ 9,600.
Another R$ 10 billion will be made available by Caixa, through the Brazilian Savings and Loan System (SBPE), for higher income brackets.
The initial goal is to make 1.5 million contracts, assisting families that need to adapt their homes to safety and comfort standards.
Why Did The Government Create Reform House Brazil
President Luiz Inácio Lula da Silva highlighted that the program aims to democratize access to housing credit and combat social inequality.
“Citizens who want to renovate their homes, build a garage, a room, a bathroom, have the right to go to the bank and obtain a loan with the lowest possible interest,” said the President.
Reform House Brazil complements the new model of real estate credit launched in October, expanding the reach of public housing policies and promoting housing dignity.
Care And Supervision Of The Use Of Resources
To prevent fraud, Caixa will use artificial intelligence to analyze the photos sent during and after the works, verifying authenticity and correspondence with the reported property.
Those who violate the rules may lose special interest conditions and be subject to regular credit terms.
