Those who live in Barra Sul pay an average of R$ 14,388 per month for a 171 square meter property, while in Vila Real the average value is R$ 2,933 for a 63 m² unit. The difference of more than R$ 11,000 per month between the most expensive and most affordable neighborhood illustrates a real estate market that follows the appreciation of the most coveted city on the Santa Catarina coast, but also exposes inequality in access to housing.

The behavior of the local market deviates from the trend observed in other regions of Brazil. In many cities, appreciation in purchase prices usually slows down the rate of increase in rents, but in Balneário Camboriú, both indicators rise together. Next is the Municípios neighborhood, with an average of R$ 3,534 and units around 61 m². Both neighborhoods concentrate smaller properties and a profile more geared towards permanent housing, which helps explain the lower values compared to regions near the sea.

These neighborhoods concentrate the most spacious and well-located properties in the city, with sea views and high-standard infrastructure.

The values of Barra Sul reflect not only the quality of the properties but also the prestige of an address that has become synonymous with exclusivity on the Brazilian coast. Paying almost R$ 15,000 in monthly rent positions the neighborhood at the same level as noble regions of São Paulo and Rio de Janeiro, with the difference that in Balneário Camboriú the tenant has access to the beach, mild climate, and quality of life that capitals do not offer.
