The private apartment created for Kaileya McGhee, a 21-year-old, emerged in June 2025 when her father, a contractor, adapted part of the family home in the Phoenix area, Arizona. The intervention utilized a bedroom, bathroom, and garage renovation to form an adapted garage with a separate entrance and compact living within the residence itself.

The report was published by Business Insider on November 5, 2025, at 9:41 AM GMT-3. According to the text signed by Samantha Grindell Pettyjohn, the transformation was made in the house built by McGhee’s parents in 2022 and involved specific changes in the layout, insulation of the garage door, installation of air conditioning, and organization of living rules among the residents.

The renovation started with an already existing area inside the house

The central point of the project was the repurposing of spaces that were already part of the property. Instead of erecting an external construction, McGhee’s father used a bedroom on the main floor, a bathroom next to it, and the garage connected to the house to form a private apartment within the existing residential layout.

This choice reduced the need for heavy construction and preserved the original logic of the property. The solution did not rely on expanding the house outward but on reorganizing access, separating environments, and transforming a two-car garage into a living area.

The hallway was closed to create a sense of separate unit

One of the most important changes was the replacement of the original bedroom door. McGhee’s father removed the door from its previous location and placed it at the end of the hallway, creating a barrier between the rest of the house and the area used by his daughter.

With this, upon entering this hallway, there is access to the bathroom and bedroom, forming a small independent zone. The solution was also designed to be reversible: if the family wants to return to the original configuration in the future, the door can be easily removed.

The bedroom functions as a link between bathroom and garage

The ground floor bedroom was already familiar to McGhee, who had lived there for a few months in 2022. In the new configuration, it became part of the private apartment, serving as a sleeping area and also as a passage to the garage transformed into the main space for daily use.

Despite the reduced size, the room received a bed, bedside table, wardrobe, and took advantage of natural light through the windows. The connection to the garage was made possible by a second door built by McGhee’s father, creating internal circulation without relying on the main entrance of the house.

The garage became a living room without completely losing its origin

The two-car garage was transformed into a habitable area, used by McGhee as a living space, dining area, and organization. The environment still retains signs of its original function, but gained a rug, sofa, wall decoration, and furniture adapted to the new use.

McGhee’s father also insulated the garage door to help with thermal control. This detail is essential in a residential adaptation in Arizona, where the heat requires special attention for internal comfort, especially when a garage is used as compact housing.

Air conditioning was the main technical expense of the adaptation

According to the report, the installation of the air conditioning was the most expensive part of the renovation, costing about $700. Since McGhee’s father already had tools and some of the materials, only a few additional expenses were needed to get the space ready.

The air conditioning played an important role because the garage became a living space, not just a storage or passage area. In private apartment projects within a house, thermal comfort, ventilation, and insulation are decisive points for the result to be truly usable.

The separate entrance helped reinforce privacy

The family also enclosed an external side area, creating a small space for the dog Zeus to roam. This intervention complements the adaptation because it gives the private apartment a direct relationship with the outside, reinforcing the idea of a more autonomous unit within the same residence.

The bathroom is within the apartment’s access area but remains the only bathroom on the ground floor of the house. Therefore, the family still uses it at times, especially when McGhee is not at home.

To avoid conflicts of use, the residents agreed on limits before the move. The main rule is simple: family members knock before entering the reserved area. This type of agreement shows that architectural adaptation also depends on practical organization, not just doors, walls, and furniture.

Reused furniture helped to compose the new environment

Part of the furniture came from old pieces received by McGhee’s parents from a family friend who was downsizing. Among the items were a wardrobe and a dining table, which were incorporated into the adapted space.

McGhee organized the decor around these pieces and transformed the wardrobe into a kind of open closet. The result shows how a private apartment in a garage can gain personality without relying exclusively on new furniture or custom carpentry.

Economy appeared as a consequence, not as the axis of the renovation

The report states that McGhee and her fiancé were paying about $2,000 in rent in Gilbert, Arizona, while at her parents’ house they started contributing a few hundred dollars and extra utility costs, such as electricity. This data helps to contextualize the decision, but it is not the only point of the project.

The strongest aspect of the story is the residential transformation: an underutilized space was reorganized to accommodate an adult with more privacy, its own circulation, and an independent routine. The work shows how a garage can gain a new function when there is layout planning, thermal comfort, and clear usage limits.

One of the most interesting points is that several changes can be undone. The repositioned door in the hallway, the side closure, and the entrance elements were designed so that the house can return to its previous configuration when McGhee decides to leave.
