The mansion that belonged to Silvio Santos in Jardim Virgínia, Guarujá, on the São Paulo coast, is estimated at over R$ 15 million and remains under the possession of the Abravanel family, according to information attributed to the local real estate market.

With about 1,835 m² of land and a privileged position facing Praia da Enseada, the house stands out for its modernist architecture, characterized by straight lines, large glass areas, and an unusual design for high-standard residences in the region.

Built in the 1950s for the Matarazzo family, the residence was reportedly inspired by a gas station in Germany, a reference that helps explain the appearance considered futuristic for the period in which it was erected.

Decades later, in the 1970s, the property was acquired by Silvio Santos, the stage name of Senor Abravanel, who passed away on August 17, 2024, at the age of 93, in São Paulo.

Although there is no public information that the property is for sale, luxury market specialists in Guarujá estimate that high-standard houses in this area of Enseada can range between R$ 10 million and R$ 30 million.

In this scenario, the mansion linked to the presenter is treated as a high-value property not only because of its location but also due to the historical significance of its former owners and its striking presence in the neighborhood’s landscape.

According to realtor Phellipe Attila, president of the Association of Real Estate Agents of Guarujá, the main differential of the house lies in the combination of address, architecture, and the history of the names that have passed through the property.

For him, the property surpasses the logic of a common appraisal, as it brings together the memory of the Matarazzo family and the connection with one of the most well-known names in Brazilian television.

“There are expensive properties and there are iconic properties. This mansion falls into the second category,” said Attila.

The statement summarizes the perception that the house has become a visual and symbolic reference in Jardim Virgínia, a neighborhood associated with high-end properties and beachfront occupation in one of the most well-known points of Praia da Enseada.

In the broker’s assessment, the passage of the Matarazzo family and Silvio Santos through the property reinforces its exclusivity, especially because it unites two relevant figures in very different areas of Brazilian history.

While the family of Italian entrepreneurs played an important role in the country’s economy, the presenter built a popular trajectory in communication and business, especially after founding SBT in the 1980s.

Beachfront at Praia da Enseada weighs on the property’s value

Despite the commercial appeal linked to the former owners, Attila states that technical elements continue to be decisive in determining the price of a mansion of this size on the São Paulo coast.

Among the most important factors are the land area, the position facing the sea, the construction standard, and the apparent state of conservation of the residence.

In the case of the Abravanel family house, these points appear in combination and help explain why the property is seen as a rare asset in the local market.

The land of approximately 1,835 m², combined with the location at Praia da Enseada, places the residence in an uncommon range for consolidated coastal areas, where large and well-positioned plots are limited in supply.

Even without a formal appraisal disclosed, Attila considers that the property exceeds the range of R$ 15 million, a value used as a reference for ultra-high-end mansions in the region.

“It is possible to say that we are looking at an ultra-high-end property,” said the broker, commenting on the profile of the residence and the comparison with other mansions in the same market range.

The impact on the neighborhood, however, tends to be more related to visibility than to an automatic increase in the prices of nearby properties.

Known properties help keep certain regions in the spotlight, but the final value of each house depends on specific characteristics, such as conservation, built area, documentation, view, and potential use.

Modernist architecture draws attention in Jardim Virgínia

Among the residential constructions in Baixada Santista, the mansion stands out for deviating from the traditional beach house pattern and adopting a visual language closer to modernist architecture.

With horizontal volumes, open facades, and aesthetics associated with international post-war references, the project made the property easily recognizable to those passing through the Jardim Virgínia area.

The inspiration from a German gas station reinforces the unusual character of the work and helps to understand why the residence still arouses curiosity decades after its construction.

Instead of following the conventional language of coastal mansions, the house adopted geometric solutions and an appearance that, for the standards of the 1950s, aligned with ideas of modernity and functionality.

Recent publications attribute the architectural design to the Japanese Toyo Ito, an architect born in 1941 in Keijo, now Seoul, during the period of Japanese occupation in Korea.

Even so, this attribution requires caution, because the official biography of the Pritzker Prize states that Ito was born on June 1, 1941, and completed his architecture studies at the University of Tokyo only in 1965.

For this reason, the authorship of the project should not be presented as a confirmed fact without additional documentation proving the architect’s involvement in the construction made in the 1950s.

The available data allows us to state that the property is associated with an unusual architectural inspiration and that there are publications attributing the design to Toyo Ito, but it does not confirm this authorship with certainty.
